For a resale home, the main tax is ITP (Transfer Tax), charged at 7% in Andalusia. For new builds you pay 10% VAT plus AJD (Stamp Duty, around 1.2%). On top of that come notary, land registry and conveyancing fees, typically adding 1% to 2.5%. In total, budget an additional 8% to 10% over the price for resale, and somewhat more for new builds. No. In Spain, agency fees are paid by the seller. As a buyer, you pay no commission to Nexa Prime Homes for finding the property, negotiating and accompanying you through to signing before the notary. Our buyer advisory service is free of charge to you.

Once your offer is accepted, the usual process is: a reservation agreement, then a deposit contract (arras, with a deposit of around 10%) and finally signing the public deed before a notary.
