What taxes and costs do I pay when buying a home in Andalusia?

For a resale home, the main tax is ITP (Transfer Tax), charged at 7% in Andalusia. For new builds you pay 10% VAT plus AJD (Stamp Duty, around 1.2%). On top of that come notary, land registry and conveyancing fees, typically adding 1% to 2.5%. In total, budget an additional 8% to 10% over the price for resale, and somewhat more for new builds. These are indicative figures — confirm them with your adviser.

No. In Spain, agency fees are paid by the seller. As a buyer, you pay no commission to Nexa Prime Homes for finding the property, negotiating and accompanying you through to signing before the notary. Our buyer advisory service is free of charge to you.

Yes. The entire purchase can be completed remotely by granting Power of Attorney to a trusted lawyer, who signs the deed on your behalf. Once your offer is accepted, the usual process is: a reservation agreement, then a deposit contract (arras, with a deposit of around 10%) and finally signing the public deed before a notary. The typical timeline from accepted offer to signing is four to eight weeks, depending on financing and the property's registry status.
