Cookies Policy

Which cookies we use on this site (few, technical), which we don't (no advertising tracking) and how to manage them from your browser.

At Nexa Prime Homes we are comfortable being honest about what we do — and what we don't do — with your browsing. This site does not install advertising cookies, does not profile you to sell you products, and does not share your activity with ad networks. We only use the cookies and technologies strictly required for the site to work.

1. What cookies are

Cookies are small text files that a website stores in your browser to remember information between pages or visits. There are different types depending on who installs them (first or third party), how long they last (session or persistent) and what they are used for (technical, personalisation, analytics or advertising).

Alongside cookies, similar technologies exist such as localStorage or sessionStorage, which also store data on your device but are not sent automatically with every server request.

The cookies and storage elements above are considered strictly necessary under Article 22.2 of Spanish LSSI and the AEPD's guidance on cookies, and are therefore exempt from prior consent.

3. Cookieless measurement technologies

To understand site usage in aggregate and improve performance, we rely on two measurement tools from our hosting provider (Vercel) that do not install cookies nor use persistent identifiers that would allow recognising you across visits:

These technologies process only aggregate technical data (not personally identifying) and are not used for profiling or advertising. Although they do not require prior consent due to the absence of cookies, we disclose them here in the interest of transparency. More info at Vercel Analytics privacy policy.

4. Cookies subject to your consent

These are installed only if you click "Accept analytics" in the cookie banner that appears on your first visit. If you click "Only necessary", they are not installed and Google Analytics runs in cookieless ping mode — sending an anonymous aggregate ping without cookies, profiling or individual identification.

We have configured Google Analytics in the most restrictive modes: anonymize_ip enabled (Google truncates the last octet of your IP before storage), Google Signals disabled (we do not cross-reference your activity with other Google sessions), ad personalization disabled, and Consent Mode v2 with all advertising storages denied by default.

How to withdraw consent? At any time you may delete the nph_cookie_consent entry from your browser's storage settings. When you reload the page the banner will reappear and you can choose again. More details about Google's processing at policies.google.com/privacy.

5. What this site does NOT use

By conviction and out of respect for the user, at Nexa Prime Homes we have decided not to install:

  • Meta Pixel (Facebook), TikTok Pixel or remarketing pixels.
  • Google Ads or paid campaign tracking cookies.
  • Affiliate network cookies or affiliate marketing programs.
  • Behavioural heatmaps (Hotjar, Microsoft Clarity, FullStory).
  • Automated profiling or fingerprinting technologies.

Should we decide to incorporate other tools that require consent in the future, we would expand the banner with additional categories and update this policy before enabling them.

6. How to manage and delete cookies

Although the cookies we use are strictly technical, you retain complete control over what your browser stores. You can review and delete cookies (and localStorage content) from your browser settings:

  • Chrome: Settings → Privacy and security → Cookies and other site data.
  • Safari: Preferences → Privacy → Manage website data.
  • Firefox: Settings → Privacy & Security → Cookies and Site Data.
  • Edge: Settings → Cookies and site permissions.

Be aware that disabling strictly necessary cookies (such as language or Vercel security cookies) may impair site behaviour.

7. Third-party cookies when you follow external links

Some site features take you to external services that do install their own cookies when you visit them:

  • Mapbox — when loading the interactive property map.
  • WhatsApp / Meta — if you click the WhatsApp button.
  • Idealista or other sources — if you click external links from the Journal.

Those cookies are governed by the privacy policies of the respective third parties, not by ours.

8. Changes to this policy

If we change what the site stores, we will update this page and publish a new effective date at the bottom. We recommend reviewing it whenever you see a new consent prompt or a relevant change on the site.
